Cartlidge Construction — Palm Beach County Building, Owner’s Representation & Defect Counsel

We Build
Better.

A construction firm where your builder is also a board-certified construction attorney. Every wall we frame and every contract we sign is read the same way — for how it holds up, and for how it holds up in a dispute.

One person reads the blueprint and the contract.

Most owners hire a contractor and, when something goes wrong, hire a lawyer to clean it up. Cartlidge Construction collapses that gap. The credential that protects you is the same one that builds for you — which changes how the work gets scoped, documented, and defended from day one.

Where we work

Built for Palm Beach County’s coast and equestrian corridor.

We keep our footprint tight on purpose. Knowing each building department, each soil condition, and each HOA architectural board by name is what lets us move a project without surprises.

Outside these six areas? Owner’s representation and defect consulting travel further than our hands-on building does. Ask and we’ll tell you straight whether we’re the right fit.

What We Do · Four Services
New Construction

Custom Building

a proposal with no contract behind it is a wish, not a price. We build the agreement before the foundation.

Ground-up custom homes engineered for South Florida weather conditions — High-Velocity Hurricane Zone framing, impact-rated openings, and slabs detailed for our soils. We manage the work from a clean set of permit-ready drawings through final certificate of occupancy.

Because the same hand drafts the contract, the contract terms, lien-waiver flow, and Chapter 713 protections are built into the job from the start — not bolted on after a problem appears.

  • Custom single-family and estate residences
  • HVHZ & wind-borne-debris compliant assemblies
  • Permit-ready drawing sets, prepared in-house
  • Cost-plus contracting with transparent books
  • Impact glazing, structural slab & envelope detailing
  • Lien-law & § 725.06 indemnity built into the contract
Remodel

Renovations

the change order is where remodels go wrong. We price the scope honestly so the surprises stay small.

Luxury kitchens, baths, and whole-home transformations where the selections matter as much as the structure. We carry projects down to the finish level — fixture and tile schedules, owner selection sheets, and the trade sequencing that keeps a high-end remodel from stalling.

Older Palm Beach County homes hide things behind the walls. Our drawings and demolition planning are built to find them on paper first, so the budget you approve is the budget that holds.

  • Kitchen, bath & whole-home remodels
  • Additions, conversions & structural reconfiguration
  • Owner selection sheets & finish schedules
  • Permit-ready as-built and demo drawings
  • Trade coordination & realistic scheduling
  • Existing-condition assessment before commitment
Owner Advocacy

Owner’s Representation

you should never be the least-informed person in your own project meeting. That’s the job.

When you’ve hired a general contractor and architect of your own, we sit on your side of the table. We review the AIA contracts before you sign, scrutinize pay applications and change orders, track the schedule, and translate what the building team is actually telling you.

This is where the dual credential earns its keep: we read a pay app like a builder and the contract clause beside it like the attorney who’d have to enforce it. Problems get caught while they’re still cheap to fix.

  • Contract review & negotiation before you sign
  • Pay-application & change-order scrutiny
  • Schedule, budget & quality oversight
  • Independent site observation & reporting
  • Plain-English translation of the build team
  • A single advocate accountable only to you
Forensic

Defective Construction Consulting

document first, decide second. The strongest claim is the one that was recorded correctly while the evidence was still there.

When a build has gone wrong, you need someone who can stand in both worlds — assess what actually failed and against what standard, then frame it the way Florida’s claims process requires. We document conditions, identify departures from the standard of care, and help you understand your options.

We’re fluent in the Chapter 558 pre-suit notice process and what construction-defect claims demand to be taken seriously. Whether the path is a repair negotiation or a formal claim, you start with an honest, defensible record.

  • Forensic assessment of defects & failures
  • Standard-of-care & code-compliance review
  • Chapter 558 pre-suit notice guidance
  • Defensible documentation & condition reporting
  • Repair scoping & cost-of-correction analysis
  • Clear options before you commit to a path
